Why You Need to See It

1. Move-in Ready

People are busy in 2017. Between hectic work schedules, school and extra-curricular activities, and the unpredictable demands on everyday life, who has time for costly and time-consuming projects where you rest, relax, and entertain?

Sure, it's fun to spend time personalizing a home with your style, but making it livable? Ain't nobody got time for that!

445 Malaga is more than just livable. You have a living room, separate family room, gleaming original wood floors, an open granite kitchen with white cabinets and stainless steel appliances, custom built-ins, moldings, large window openings, a window seat, and much more.

Just think about how nice it'll be to move in to your new home without having to undertake a big construction project. Homes are for living not for headaches. Save the Advil®. You may need it for all the walking you're about to do.

2. Location

You know the Three Rules of Real Estate?

That's right. Location, location, location!

The location at 445 Malaga can't be beat. Not in this price range.

Walk two blocks south and you'll encounter the Coral Gables War Memorial Youth Center, a place for all ages that offers everything from after-school care, gymnastics, and youth athletics to a 13,244 sq ft gymnasium, lighted outdoor basketball courts, and fully-equipped fitness center.

Looking to feed your mind? Take an 8-minute walk to the Coral Gables Library, where you not only have access to a wealth of knowledge, you get to participate in events like Talking is Teaching, the Chess Club, Dominoes Club, Club de Lectura, and meet staff members from your Senator's office.

Looking to feed your soul?  Walk six minutes east and work on your downward dog, upward dog, plank, and meditation pose at Prana Yoga.  Curious about the martial arts studio across the street? That's Valente Brothers Jiu-Jitsu.

Looking to feed your taste buds? Vicky Bakery, Pinch Me Gastrobar, Gables Juice Bar, Fratellino, Bulla, Swine, Hillstones, Tap 42, BrickTop's, House, Copper 29, Anthony's Pizza, Frenchie's Diner, Chocolate Fashion, Seasons 52, Ortanique on the Mile, Ruth's Chris, Christy's, Ichimi, and Son Cubano are just a few of the local eateries you can walk to.

Oh, the Publix on Le Jeune is less than half a mile away, so you can lace your Reebok Classics on your way to stocking up the fridge with goodies.

Hop on a bicycle and head three quarters of a mile west where you can relax in the only swimming pool included in the National Register of Historic Places.

Pedal one mile north on the Segovia St Bike Lanes and you'll find Granada Golf Course, a nine-hole Par 36 with a fully-stocked pro shop, locker rooms, electric golf cart rental, and Burger Bob's, a 1950's style diner where you can score a pretty mean patty melt, a hot dog grilled on a flat top, and everything else you expect to find at a diner - eggs, bacon, sausage, grits, potatoes, and calories.

Go another block to the north and you'll stumble upon the Coral Gables Country Club, home to the Coral Gables Athletic Club, a community-based athletic club where you can work out in a state-of-the-art fitness center, spin with certified instructors, and practice your butterfly stroke in a junior Olympic-sized pool.

Refueling after a workout is as easy as walking next door to Liberty Caffe, another great neighborhood spot for coffee, breakfast, pizzas, pastas, wraps, salads, juices, smoothies, and gelato.

Are you a golf enthusiast? In addition to the nine-hole Granada Golf Course, you can also tee off where the legends have played. That would be the Donald Ross-designed Biltmore Golf Course just one mile away. Or take your talents two miles south to the Riviera Golf Course, an eighteen-hole Par 71 also designed by Donald Ross.

Is tennis more your speed? You have six courts at the Granada Golf Course. Training for the French Open? Salvadore Tennis Center has thirteen lighted clay courts. Still need more? The William H Kerdyk Sr Biltmore Tennis Center features ten lighted courts and is less than a mile away.

If you're keeping score, that's 45 holes of golf within 2 miles and 29 tennis courts less than a mile from home. Check. Check.

Travel for work? Miami International is a 15-minute Uber (or Lyft) ride.

Work in Brickell or Doral? That's a 20-minute podcast listening session (The James Altucher Show is a good one).

Like to hang out in Coconut Grove? That's less than a 15-minute car ride.

World famous South Beach? That's just 30 minutes away.

3. Price

We talked about 445 Malaga's location not being beat in this price range, but this list price actually hits a sweet spot because six homes sold between $600,000 - $625,000 in the first quarter of 2017 in 445 Malaga's area.

Only a few "sellable" homes tend to pop up in this popular price range. Here we sit at $625,000 with just under 1,900 sq ft of total area, 3 bedrooms, 2 baths, a 1-car garage, hardwood floors, and an unbeatable location south of Coral Way.

In short, this home is going to be a very smart buy for one lucky homeowner.

What You Need to Know

Pull up to the brick-paved driveway, approach the front porch, look around, and you'll find a neatly-manicured front yard accented by a clusia hedge.

Step inside the living room and take notice of the original wood floors, the large windows, the crown molding, the baseboards, and the natural lighting.

To the right of the living room is the family room. This space is also filled with large windows, natural light, functional built-ins, and a window seat perfect for reading a page-turner or watching TV.

Not a fan of coming into a home and seeing a TV in the living room as soon as you walk in? No worries. The family room allows for a TV in a social area without it being front and center.

Follow the arched doorway past the living room to the dining room where you'll find plenty of space to host family gatherings.

Look straight ahead. That's the open kitchen that flows seamlessly into the dining room and features white cabinetry, granite counter tops, and stainless steel appliances. The door at the end provides access to the 1-car garage, which you can use for storage or parking your actual car. It's also where the washer and dryer are located.

Walk over to the hallway where the living and dining rooms end and the private quarters begin. You'll find a guest bath split to the left side of the hallway, two bedrooms split to the right, and the master bedroom split to the left at the end of the hallway.

The master bedroom features a private bath, large windows, and offers two separate closets.
