1. The Location

Ok, so you already know this duplex is in Little Havana. West Little Havana to be exact. But did you know 540 Beacom is just ONE block away from Miami Dade College’s InterAmerican Campus? Yes, the same InterAmerican Campus that recently expanded and now includes InterAmerican Plaza, the neighboring 13-story former office building that Miami Dade College purchased for $25 million in 2012 and spent another $47 million rehabilitating. That’s over $70 million invested right next door!

3. Walkability

According to Walk Score, the walkability of cities and neighborhoods translates directly into increases in home values. Homes located in more walkable neighborhoods—those with a mix of common daily shopping and social destinations within a short distance—command a price premium over otherwise similar homes in less walkable areas. 

Homes with above-average levels of walkability command a premium of about $4,000 to $34,000 over homes with just average levels of walkability in the typical metropolitan areas studied.

Eighty Six. That's the Walk Score for 540 Beacom Blvd. That means it's in a "Very Walkable" neighborhood and most errands can be accomplished by foot.

Groceries? Sedano's is a 5-minute walk and Publix Sabor is less than a half mile away. Pharmacy? There's a CVS six minutes away. Fire Department? City of Miami Station 7 is 2 blocks away. Police? City of Miami Police South Station is 6 blocks to the north.

For those relying on public transportation, the Little Havana Connector strolls right through Beacom Blvd and provides easy access to Downtown Miami and Brickell.

What You Need to Know

When you drive up to the property, you will notice the front unit closest to the property line. That's unit 540. It features 3 bedrooms and 2 bathrooms. The unit in the rear is unit 542. It features 2 bedrooms and 1 bathroom.

Front Unit

When you enter the front unit, you are greeted by a spacious living/dining area with four large windows that allow plentiful sunlight to flow through the home. Original wood floors, restored and polished in 2007, span throughout most of the home. The kitchen and baths feature tile floor while the bedroom in the rear features terrazzo. 

A hallway accessible from the living room provides access to two bedrooms stacked to the left side of the home, as well the main bathroom and multiple linen closets. The kitchen is stacked behind the dining room and features cabinetry, counter tops, and appliances updated in 2007. The 3rd bedroom is located in the southwest corner of the unit and features a private bath and exterior door accessible from the side patio.

All bedrooms feature A/C window units and ceiling fans.

This unit is currently rented at $1,260/month on a month-to-month lease.

Rear Unit 

The rear unit features a large living room that flows into a formal dining room that provides access to a formidable kitchen space. Large windows also provide plentiful sunlight in this unit. The two bedrooms are stacked to the left side of the unit with a shared bath in the hallway. Linoleum floors span most of the unit except the bath. Original wood floors exist underneath the linoleum.

A/C windows units in both bedrooms and in the dining room cool the unit.

A back door accessible from the dining room provides access to the back yard, which features an attached utility room with a full-size washer and two water heaters replaced in 2006.

The rear unit is vacant and in need of updating and remodeling.

Updates & Maintenance

According to the property owner, the entire roof was replaced appoximately 10 to 12 years ago. Most A/C units in both units were replaced approximately 10 years ago as well. 

All new copper pipes from the water meter to the home were installed underground in front of unit 540 in 2006.

Rain gutters were installed in 2007, which is also the last time the exterior walls of the duplex were painted.
